Fiorenza Bilak, founder of Stage The Space, LLC, entered home staging seven years ago when her husband struggled to sell a flipped property. After bringing furniture from her personal collection to the vacant home, they received three over-asking offers the same day, launching what has become a thriving Las Vegas staging business serving real estate agents, investors, and builders. Bilak's approach centers on addressing what she calls "the visualization gap," citing Real Estate Staging Association statistics that 83% of people lack the imagination to visualize how to use empty rooms. "When 83% of your potential buyers are walking into a property, that's an enormous number to gamble with," Bilak explains. Professional staging provides immediate answers about how spaces can function, helping buyers envision themselves living in the property and often encouraging them to overlook flaws.
Industry data and Bilak's experience demonstrate that staging increases both the speed and price of home sales. "Our job is to simplify the seller's life by shortening time on the market and maximizing profit through strategic positioning that makes the listing highly competitive," she says. Despite documented benefits, Bilak frequently encounters skepticism from those who view staging as a cost rather than an investment. To address financial concerns, Stage The Space recently partnered with Notable to offer a pay-at-closing option, allowing clients to defer payment until the property sells. This eliminates upfront financial barriers and makes staging accessible to more sellers. Bilak emphasizes that skipping staging often costs more in the long run as properties continue to accrue mortgage, tax, and maintenance expenses while lingering on the market.
Bilak's staging strategy emphasizes neutrality to appeal to broad tastes while maintaining polished, editorial quality. She carefully selects furniture appropriate to each property's scale and incorporates "biophilic touches" with greenery and organic elements. "Neurologically speaking, it helps human beings live better, behave better, feel better, heal better," she notes, referencing Singapore's hospital system where biophilic design supports patient recovery. Seeking to diversify her business, Bilak has partnered with furniture platform From Where to establish a digital storefront where buyers can purchase furniture and décor they see in staged homes. Properties now feature QR codes directing visitors to her personalized storefront, creating a live shopping experience that extends beyond the property itself.
Beyond staging projects, Bilak teaches a three-hour continuing education course through the Real Estate Staging Association (RESA), providing agents with credits toward license renewal and the RESA Certified Staging Advocate designation. Her goal is to equip agents with tools to advocate for staging as a standard practice. Stage The Space operates throughout the Las Vegas Valley, staging homes across all price points while limiting service radius to ensure quality. As the Las Vegas real estate market evolves with shifting buyer expectations, Bilak sees education as key to wider staging adoption. "Staging shouldn't be thought of as an optional resource," she says. "It's a proven strategy that helps homes sell faster and achieve higher returns." Through strategic staging, technology partnerships, and industry education, Bilak is helping bridge the gap between vacant properties and successful sales in a competitive market.
